Michael’s Discount Furniture
Spanning over 40,000 SF, this tenant improvement project was all about transforming the showroom into a space that’s as functional as it is visually appealing. The work included reimagining existing layouts, with a focus on the showroom area, while also upgrading the backroom facilities, restrooms, and adding essential ADA improvements. Fresh fixtures throughout and a sleek, updated exterior storefront with modern materials and signage brought everything together. The result? A bright, welcoming space designed to meet the client’s evolving needs and make a lasting impression.

“This was my first opportunity to work on a TI as a Project Engineer. Since we tend to do a lot of concrete tilts, it was exciting to learn about steel framing and high-end interior finish work. We do so much more than concrete, and it was cool to see how the superintendents easily switch from big picture to small details. I also got to learn about all the ways we help clients continue to stay open when working on their facilities, as the building was partially occupied throughout the process.”

QPO Energy
This 104,000 SF tenant improvement featured updates to utilities, break rooms, employee locker rooms, and the warehouse space for Energy Storage Manufacturer QPO Energy. The Perlo team was involved in the design, procurement, and installation of a compressed dry air system and increased the facility’s onsite power. In the manufacturing area, a 230′ long assembly line was installed and included multiple robotic arms, robotic pallet lifters, laser welding robots, and multiple testing and analytical stations.

Lylte-Barnett Tasting Room
Transforming a former retail space into a cozy tasting room for the Lytle-Barnett & Aubaine brands. The team refreshed this 2,000 SF space with new counters, lighting, refinished the walls and paint, and added electrical for AV equipment. With the addition of a statement fireplace and earthy tones, the tasting room now provides an undeniable synergy between the vineyard and the tasting room.

ZRT Labs
This project includes exterior entrance and lobby improvements that feature stained and stamped concrete. Inside the lobby, paint and fixtures were updated throughout. A notable aspect of the project is the utilization of the Nichiha Cladding system for exterior walls, interior walls, and canopies. Before demolition and remodeling began, the main entry featured an outdated glass canopy storefront, simple concrete exterior panels, and a restricted entrance vestibule.

“This project was a unique challenge. The lab specialized in blood and hormone testing, and remained open while we cut a big whole into the front of their facility. We had to take extra care to really do everything right the first time, set up strong containment walls, and ensure the employees and the samples remained safe. The final project was really nice to see though. The visual difference was super cool, and the ownership team was great to work with.”

Nuna Baby Office
The second remodel Perlo has completed for Nuna. This project was specially tailored to the company’s high-end, premium brand standards. The second remodel for them, this space featured custom kitchenettes, a beautiful two-way fireplace, high-end fixtures throughout, multiple living moss walls, and more! Two floors of office space and conference rooms were specially tailored to the premium baby brand’s sleek, functional design standards. Ample natural light and touches of real plant life throughout make the space feel fresh, airy, and homey.

“A big part of what we do as project managers is help facilitate and coordinate between multiple design parties. For instance, on Nuna, we had an architect and a design coordinator with different needs. If the architect wanted a special fixture, and the design team said it would be 10 weeks before we could get it, we would work with both parties to flush out several options so the client could choose the option with the best value, timing, and design. Luckily, all of the teams worked well together, and the final product is amazing.”
