This project includes a semi-heated building with associated site and landscape improvements. The structure utilizes full-height CMU walls for stairwells and elevator shafts to efficiently meet fire rating requirements and reduce reliance on multi-layer framed assemblies. Once under contract, the team moved quickly into preconstruction, driving nearly all submittals within the first month to lock in procurement and reduce downstream risk.

That early push carried through the entire job. With a straightforward site and clear sequencing, the team maintained steady progress and avoided rework. Coordination with the City of Vancouver played a key role. Inspectors stayed engaged throughout construction with regular check-ins, which helped streamline approvals and support a timely Temporary Certificate of Occupancy. The project ultimately finished 1.5 months ahead of schedule, reflecting strong upfront planning, clear communication, and disciplined execution in the field.
