Auburn 12

The Auburn 12 project, a 202,000 SF LEED Silver-certified industrial building, showcases Perlo’s commitment to sustainability through precise carbon tracking and innovative construction. Working closely with a carbon-neutral client, the team logged every permanent material’s EPD, weight, travel distance, and dimensions, achieving a Total Embodied Carbon Intensity 16% below the benchmark. Sustainable features include a unique steel fiber concrete slab and a 1,000,000-gallon stormwater detention vault, reducing the project’s environmental footprint while setting a high standard for sustainable industrial projects.

West Plains Logistics

Spanning 528,000 square feet across three speculative warehouse buildings, the West Plains Logistics project exemplifies Perlo’s expertise in large-scale industrial construction. Located in Spokane, Washington, the development features Building A with 18 dock-height doors, 2 drive-up doors, and 60 panels; Building B with 35 dock-height doors, 2 drive-up doors, and 94 panels; and Building C with 72 dock-height doors, 4 drive-up doors, and 108 panels. The project also included 1.2 million square feet of grading and site preparation, with partially conditioned spaces designed to meet modern warehousing needs. Built for a valued client we’ve partnered with since the early 2000s, this project showcases Perlo’s commitment to quality, precision, and long-standing relationships.

Portland Portal III

Portland Portal III features two speculative industrial buildings totaling 213,000 square feet, designed to meet the growing demand for high-quality warehouse space. Building 1 offers 36′ of clear height and 30 dock doors, while Building 2 has 32′ of clear eight and 18 dock doors. Additionally, the site is equipped with EV charging stations to support sustainable operations. With potential future office space built into the design and a goal of achieving LEED certification, this development is positioned to support both current needs and future growth.

“While the two buildings were classic industrial spaces, the site itself took a lot of prep work. We had twenty-plus feet of fill, retaining walls, operational train tracks next to us, and active airspace above. On top of that, we had massive ice storms. The crews ground it out though, and once that dirt was ready, we were off at a run.”

Sherwood Commerce Center

The Sherwood Commerce Center is a 445,000-square-foot industrial development featuring three newly completed speculative concrete tilt-up warehouses. Located along Oregon Street in Sherwood, this project includes extensive site work spanning 1.7 million square feet, along with right-of-way improvements and intricate retaining wall systems. Designed with versatility in mind, the buildings offer over 100 dock-height doors, nearly 30 drive-up doors, and a minimum clear height of 24 feet, making them suitable for businesses ranging from small local companies to large-scale corporations.

Vancouver Logistics II

Recently completed, the Vancouver Logistics II project features two new concrete tilt-up speculative warehouses totaling 339,000 square feet. Situated on an 11-acre site, the development required careful logistics and coordination due to its location near wetlands and adjacent occupied buildings. Key features include extensive wetland buffers, storm ponds, multiple truck courts, and dedicated trailer parking, ensuring the site meets modern industrial demands.
