Kin Properties
A storm-damaged warehouse in NW Portland’s Guilds Lake Industrial area underwent a major renovation and seismic upgrade. Initially brought in to repair a collapsed roof caused by an ice storm, Perlo’s team discovered the entire roof structure needed replacement. Due to restrictive planning regulations, the building’s size, shape, and height had to remain unchanged.
In partnership with Kin, the project expanded to include a new roof structure, fire sprinklers, electrical systems, modern metal paneling, a fresh paint scheme, and new doors and windows. A key challenge was addressing the 16” elevation difference across the building slab, requiring custom-built columns for the Glulam roof. The result is a fully modernized, code-compliant building that retains the industrial charm of Guilds Lake. It’s flexible and efficient layout will be perfect for future tenants hoping to expand their distribution needs.

Craig Stein Beverage
Perlo is proud to partner with Craig Stein Beverage, a local, family-owned beverage distribution company, to deliver their new state-of-the-art distribution facility. Spanning 162,000 square feet, this impressive project includes a 36-foot clear height warehouse with 33 dock-height doors, 6 drive-in doors, and extensive racking to support efficient operations.
Designed to meet the unique needs of the client, the facility features a dedicated cold storage area, as well as a thoughtfully designed office build-out. This office space includes conference rooms, a training room, a tasting room, a boardroom, and more, ensuring functionality and comfort for employees and visitors alike. Built to support Craig Stein Beverage’s continued growth, this modern distribution center is a testament to Perlo’s ability to deliver tailored solutions for local businesses.

Project Agate
Currently under construction, Project Agate is a 540,000 SF ground-up tilt panel distribution center designed to meet modern logistics demands and support Grainger Industrial Supply’s efforts to better serve their regional clients. The facility includes 45,000 SF of office space, 100,000 SF for advanced robotic storage, and a 60,000 SF warehouse mezzanine for traditional racking, providing versatile storage solutions. Sustainability is a key feature of the project, with a solar array for energy efficiency and a hydrogen filling station to support alternative fuels. Building on recent successes in diversity and inclusion, Perlo is committed to fostering mentorship and awarding significant contracts to COBID/BMWESB contractors, ensuring a positive impact on the community.

“The Agate team had lots of unique challenges to overcome, partnering with many stakeholders to produce a one-of-a-kind project. The project included COBID participation goals, permitting challenges, mid-stream design changes, several “firsts for the client” including their only all electric fully conditioned distribution center, proof of concept material handling equipment and robotic storage systems. The team has worked very hard to deliver the building safely, on time and with a satisfied client.”

Columbia Distributing White City
Currently under construction, this 92,000 SF beverage distribution facility for Columbia Distribution, one of the largest craft beer, wine, and spirits distributors in the country, is designed to optimize efficiency and functionality. Located in Medford, OR, the facility includes 22 loading docks, 5,000 SF of cold storage, 30,000 SF of racking, and a thoughtfully designed office build-out to ensure seamless operations and a comfortable workspace.

Do It Best Woodburn
The Do It Best Expansion project adds critical space to support the growing needs of this leading hardware distributor. Do It Best, serving over 3,800 locations globally, offers a vast range of tools, building materials, and home improvement products. This expansion includes a new office build-out, a mezzanine for additional space, and an upgraded break room to enhance employee comfort. To further optimize operations, an advanced racking and conveyor system was installed, streamlining processes and improving overall efficiency. The addition will help Do It Best manage its growing distribution demands, ensuring they continue to provide top-tier service to their retail partners.
